Case Study

A CAT B fit out comprising of a complete strip out of the existing services and CAT A finishes back to a shell and core standard located on Gracechurch Street within the financial and insurance district.

A design and build project with fully exposed high-level services with painted soffit. A large proportion of the project comprised bespoke, purpose made joinery and soft furnishings providing, seating, lounge and informal dining areas, meeting rooms, cellular multi use offices, open plan office spaces and collaboration spaces. A number of zoom rooms and pods were installed providing quiet independent workspaces. In addition, a 20 person divisible presentation room and a 12 person boardroom were formed.

Catering and café facility were included as a focal point of the informal dining facility along with an audio-visual system with projection and back ground sound systems.

Further works include an external terrace approximately 4,000 sq ft with furniture, decking, paving, planting and client entertaining spaces. Complete new high and low level Electrical, Mechanical and Public Health Services to suit the new design connecting back to the basebuild core service connections. New WC’s including fully compliant DDA specification WC’s along with gender neutral superloo’s.

The works were completed within a fully occupied building with tenants above and below the project floor and in coordination with other contractors also working within the building at the same time.

Solutions

Early occupation of areas of the project, phasing, and zoning of the works to allow early furniture installation, etc to allow the client to access spaces early. All our subcontractors had to buy into our client's PC date and logistics for moving materials in and out of the building. All deliveries were timed for each trade as well as booking in the goods lift.
